Our Mission

At Milestone Inspections Florida, our mission is to provide complete and accurate Phase 1 and if required, Phase 2 Milestone Inspections.

Our Expertise and Background

  1. All of our Milestone Inspections are performed by a licensed Florida Professional Engineer and who is also a FL Board Recognized Structural Engineer.  
  2. The inspecting engineer will have a minimum of 20 years of experience in the design and assessment of structures.  These structures vary in size and complexity and are located across more than 13 states.
  3. In addition to Milestone Inspections, our engineers have performed numerous structural specific inspections throughout the years.  These inspections include the following:

  • Florida Milestone Inspections for various clients.
  • Structural Fit for Service / Structural Integrity Assessments for the Department of Defense (DOD).  
  • Structural Integrity Assessments for Exxon Mobile.
  • Structural Observations for various buildings and other structures.

Why choose us?

Milestone inspections are structural inspections of a building.  This inspection includes an inspection of load-bearing elements, the primary structural members, and primary structural systems.


At Milestone Inspections Florida, structural design and structural inspection is all that we do.  The person preforming your inspection will be highly knowledgeable and experienced with structural systems.  Our inspector will know what an issue does and does not look like.  This greatly reduces the following:

  • That a major structural issue will be missed.
  • That a Phase 2 Milestone Inspection will be required to be performed when it should not have been.
  • That additional repairs will be done that are not required.


Why you should not hire an architectural firm:

Architects are not structural engineers.  They are not qualified to do a Milestone Inspection, unless they are also a registered professional engineer.  A misconception is that an architect designs a building.  In reality, an architect designs only a portion of a building.  That portion has to do with a building for size, cosmetics, and usage.  An architect is required to bring in licensed engineers to design the other portions such as structural members, structural lateral systems, mechanical systems, plumbing systems, electrical systems, and etc.  If an architectural firm does a milestone inspection it will most likely be done by an architectural that is unqualified in structural engineering or will be subcontracted to the lowest cost professional engineer available.


Why you should not hire an AE firm:

AE firms are architectural and engineer firms.  These are usually large employers that employ or contract out all or a large portion of the different architects and engineers required to completely design a building.  The issue with AE firms is that for inspections they typically do one of the following:

  • They send out younger engineers with little experience
  •  They send out employees who are not engineers to do the field work and then have an engineer review the finding in the office.

This inspection procedure increases the risk of a major structural issue being missed or unwarranted Phase 2 inspections.
